Landlord76,
                Thanks for leaving a
comment and I hope that you continue to read my blog. In the future I
will try and add any documents that I use as far as abandonment rent receipts,
rent applications, etc. Forms that I use may be different depending on
the situation and the state you are in.

As far
as the tenants abandoning the property the law states if the tenant abandons (the
rental unit was vacated without notice, there is no reason to believe the
tenant will return, the rent is 15 days or more overdue, and most or all of the
tenant's possessions are gone.) the rental unit, the landlord must
take steps to recover and re-rent the unit. The first thing you need to do is
send a certified letter (return receipt requested) to the tenant's last known
address (the place they are renting from you) stating a reply must be received
in 7 days or the unit will be re-rented. If the notice is returned undelivered or the
tenant fails to contact you within 7 days, you can attempt to re-rent the unit.
The former tenant will not be held responsible for rent for any time after
re-rental. If any personal possessions
of value are left in the rental unit, you can store them in a safe place for a
"reasonable" amount of time to be returned to the (former) tenant. And
that’s basically it. As you can see from
the pictures they left allot of belongings which I donated to a local salvation
army. Hope this helps and let me know if
there is anything more I can help you with.

It can be especially difficult renting when you just bought the property. So much to do. What legal actions did you take for the abandonment? I am a new landlord myself and I think I may be entering into this situation.

Comment on 3rd floor now vacant

Around here in East Tennessee you don't see three story houses. At least I never have. We had a stove just like that! Same color and same style. I think it is exactly the same if I remember correctly. I also remember the wooden windows.
Thanks for the update. I will check back to see your progress.
Maria
